Role Purpose
The Intermediate Construction Estimator delivers high-volume, technical cost estimates for property refurbishments and reinstatements. This role provides the technical foundation for project readiness, transforming detailed scopes of work into accurate "first-pass" estimates for tender submission. This role focuses on technical execution and does not involve setting profit margins, making final commercial decisions, or approving final quotes.

Key Responsibilities:
  • Review externally generated, detailed scopes of work to perform precise trade-based take-offs and compile Bills of Quantities (BOQs).
  • Populate standardized templates and prepare robust preliminary estimates for facility reinstatements and refurbishments.
  • Clearly document all assumptions and exclusions to ensure full transparency for the Estimating Manager.
  • Proactively identify and flag unclear scope items or pricing-related issues to ensure total estimate accuracy.
  • Communicate with Facilities Coordinators and Project Supervisors to ensure a comprehensive understanding of the required works.
  • Respond to and incorporate Quality Assurance feedback to maintain alignment with required building standards.
Qualifications:
  • Bachelor's degree in Engineering, Construction Management, or a related field (preferred)
  • 3–5 years in Construction Estimating or Quantity Surveying, with a focus on residential fit-outs or refurbishments.
  • Proven experience in Home for the Aged, Residential Care, or working with Facilities Providers is highly regarded.
  • Previous experience with Australian estimating standards or work history with Australian construction firms is a significant plus
  • Advanced ability to interpret architectural drawings, technical specifications, and detailed scopes of work.
  • High level of competence in estimating software (e.g. Cubit, Bluebeam Revu, CostX, Xactimate, etc.) and Microsoft Excel.
  • Strong numerical reasoning and the ability to maintain consistency while managing significant workloads.
